In-Suite Fan Coil Units Inspection & Maintenance (March 2016)

IN-SUITE FAN COIL UNITS INSPECTION & MAINTENANCE

Commencing Monday March 28, technicians from Merrit Building Solutions Inc. will be entering suites to do the annual inspection and maintenance work on the fan coil unit(s). This work involves inspection and testing of components, changing the filter, and vacuuming the unit to ensure the unit is operating efficiently. Security BUP will accompany the technicians.  This time also we will be conducting the annual in suite inspection for the following items:  Furniture blocking fan coil, Fire alarms devices painted over, secondary locks owner added, flooring, dryer hose and child proof lock.

This work will take approximately six days. We list below the maintenance schedule for your floors. The last day is the recall date to go back to do the units that have blocked access, no entry key or pets that have prevented access on the original scheduled day.

Monday March 28 – Floors 23, 22, 21, 20
Tuesday March 29 – Floors 19, 18, 17, 16
Wednesday March 30 – Floors 15, 14, 12, 11
Thursday March 31 – Floors 10, 9, 8, 7
Friday April 1 – Floors 6, 5, 4, 3
Monday April 4 – Floors 2, G + RECALL SUITES WITH BLOCKED ACCESS

IMPORTANT

Residents are to clear all furniture away from the fan coil unit’s access panel a minimum of 4 feet. Keep areas adjacent to equipment free of extraneous material, move personal affects, furniture, fixtures, walls or partitions that may be necessary to perform the specific service. Merrit personnel will not move anything that impedes access to the fan coil unit. Residents are to clear a 3 foot path from the suite entrance to each fan coil unit. If clear access is not available, the Corporation and  Merrit Building Solutions Inc. will not be responsible for damage to personal property. Residents are also asked that if the unit has paint around and on the edge of the fan coil unit front panel that they cut this edge to minimize the risk of paint being chipped when the panel is removed from the wall. Unless the resident objects, in the event the edge has not been cut, Merrit personnel will do so to perform the maintenance but cannot be held responsible for any paint chipping.

Entry to suites is made pursuant to Section 19 of the Condominium Act right of entry. If you have changed the lock to your suite. you are asked to please contact the Management Office 905-949-2235 jrnmediately.

Please be advised if work cannot be done on the aforementioned scheduled dates, due to no access because of a lock change, or if there is furniture obstructing the work area, the maintenance will be rescheduled on a new date, the additional cost of which, will be your responsibility and you will be billed accordingly.

This work is imperative for the efficient and clean operation of the heating/cooling system.
